“What?! I can’t build a pool behind my brand new 1.3 million dollar home? I paid 1.3 MILLION dollars and I should be able to do whatever I want!!” Ooops! Somebody tried to cut corners and neglected to employ a title company. “You mean to tell me that my little house on the lake that I inherited from my grandmother never belonged to my grandmother? That it’s owned by the Seneca Native American tribe? What?” Ooops! Looks like nobody traced the actual ownership of that land before they started building.
Before you buy property you want to know if there are any tax liens (money that is owed); or if there’s a gas line going across the property; or if there’s a community playground nearby and the only way to get to it is to walk across your back yard; etc….. Basically, “Does anyone hold any rights or claims on this property?” A good title company will research the deeds; find out from your municipality the history of ownership BEFORE you buy. You’re paying them to insure that after you’ve signed on the dotted line you won’t have these kinds of surprises.
